the answer?

You’ve built a business people trust. Let’s find out whether AI gives them a reason to choose you.

I help mortgage and property businesses see where they stand in AI search, who shows up instead, and what to do next.

01 / THE SHIFT

Good rankings.
A new blind spot.

Your clients can now ask AI to explain their options, compare firms and suggest who to speak to. That decision can start before they reach your website.

THE SEARCH YOU KNOW

“Mortgage broker Brighton”

Search. Visit websites. Compare.

Your website competes for a click.
Rankings help people find you.

THE CONVERSATION TO UNDERSTAND

“I’m self-employed. Who should I speak to about a mortgage in Brighton?”

Ask. Explore options. Build a shortlist.

Your business may be mentioned, linked or left out.
AI visibility makes that presence measurable.

SEO is still the foundation. AI visibility adds another lens. A useful, accessible website and credible information still matter. The additional question is whether AI includes your business when people ask for help choosing.

02 / THE QUESTIONS THAT LEAD TO BUSINESS

Different clients.
Different reasons to choose you.

Your audit starts with the situations you want to be known for. Being found by name tells a different story from appearing when a stranger asks for your particular expertise.

FIRST-TIME BUYERS01
“Who can help me understand my first mortgage in Brighton?”

The business opportunityBe considered by buyers looking for a reassuring adviser before they know which firm to contact.

What the audit looks forWhether your first-time buyer expertise appears in relevant answers, which local firms appear in captured answers and how clearly your website explains your service.

SELF-EMPLOYED CLIENTS02
“Which broker understands mortgages for limited company directors?”

The business opportunityReach a client who needs your specialism, rather than compete as another general mortgage broker.

What the audit looks forWhether AI connects your firm with this client group, and whether your content gives a clear, accurate account of the people you help.

BUY-TO-LET & LANDLORDS03
“Who should I speak to about remortgaging a buy-to-let portfolio?”

The business opportunityGet into consideration for the specialist cases that fit your business, not just broad local searches.

What the audit looks forWhich competitors appear for portfolio-related questions, whether your expertise is visible and, in Growth, which sources the answers cite.

PROPERTY & RELOCATION04
“Which property advisers can help me buy a home in East Sussex if I’m relocating?”

The business opportunityReach buyers who need local knowledge and a trusted introduction before they have a local network.

What the audit looks forWhether your service area and buying support are represented accurately, and which other advisers AI brings into the conversation.

Illustrative client questions, not live AI results. Your question set is agreed around the services you actually offer.

03 / THE COST OF DOING NOTHING

You can’t win
the enquiry
you never enter.

A strong reputation only helps if the next client discovers it.

Find out where you stand
01

Someone else makes the shortlist.

If competitors appear for the questions your ideal clients ask and you don’t, you may lose consideration before a conversation starts.

02

Your expertise gets lost.

You know your specialist cases and local market. If that expertise is unclear online, AI may describe you as just another firm, or miss you entirely.

03

You spend without a diagnosis.

More blogs, another tool or a new retainer can feel productive. Without a baseline, you don’t know which gap you’re trying to close.

The reason to start now: fixing weak content and building credible evidence takes time. A baseline helps you choose the right work before the gap becomes harder to close.

04 / YOUR FIRST MOVE

Before more marketing,
get a clearer picture.

The AI Visibility Audit is a standalone piece of work. You leave knowing where your business appears, how it compares and what deserves attention first.

01 / DIAGNOSIS

Know where you stand.

A dated snapshot of AI responses to relevant client questions. Review recorded answers, citations and gaps, with coverage clearly explained.

02 / BENCHMARK

See who gets considered.

Compare your presence with competitors in the same question set. Understand where other firms appear and where your business is missing.

03 / PRIORITIES

Know what to do next.

A roadmap that turns the findings into decisions: what to fix first, what can wait and where your effort is most likely to help.

What might the recommendations look like?View examples

Illustrative findings and possible actions. Your recommendations depend on the evidence in your audit.

IF THE AUDIT FINDS

You appear by name, but not for your specialism.

A POSSIBLE NEXT STEP

Clarify the relevant service page: who you help, the situations you work with and the evidence behind that expertise. Have any regulated claims reviewed before publication.

IF THE AUDIT FINDS

AI gives an outdated picture of your business.

A POSSIBLE NEXT STEP

Correct inconsistent locations, services and company details on your website and key profiles, then recheck the same questions to see what has changed.

IF THE GROWTH AUDIT FINDS

Competitors appear in relevant sources where you’re absent.

A POSSIBLE NEXT STEP

Assess the cited directories or publications for relevance and credibility. Prioritise accurate listings or useful expert contributions where your business genuinely belongs.

AI answers vary by platform, date, location and question. Results are reported per system, with branded questions separate from commercial ones and unavailable answers marked clearly. Read how the audit is measured.

05 / A CLEAR WAY FORWARD

From “are we missing out?”
to “here’s what we’ll do.”

  1. 01

    Tell me what matters.

We agree your services, locations, ideal clients and competitors, then choose the audit scope. You know what you’re buying before work begins.

  2. 02

    I investigate the gaps.

I test the agreed questions and review your online presence. The findings connect AI visibility to the services and enquiries you care about.

  3. 03

    We decide the next steps.

I walk you through the evidence and priorities. Take the plan to your team, or ask me to lead the implementation through a Growth Sprint or ongoing partnership.

06 / YOUR NAME ON THE CALL. MINE ON THE WORK.

Hi, I’m Ella.
Your marketing lead,
personally invested.

I bring 7+ years in digital marketing to a question that matters to your business: how do the right people find you, trust you and take the next step?

I’ve worked across SEO, paid media, email, analytics and content, including as Digital Marketing Manager at Ascot Mortgages. I understand that a mortgage enquiry starts with confidence in the person behind the business.

Digital Ella is my independent practice. You work directly with me on the diagnosis and priorities. I work with a technical partner on data collection and site-level analysis, and bring in deeper expertise where the work needs it.

IS THIS THE RIGHT NEXT STEP?

For firms with expertise
worth discovering.

This is for UK mortgage brokers, property advisers and independent firms with an established service, a website and a reputation to build on.

It’s particularly useful if you rely on referrals, want to reach more of the right clients, and need to decide where your next marketing effort should go.

You’ll get the most from it if you’re willing to act on the findings. If you need immediate leads or guaranteed AI recommendations, this audit won’t promise either.

07 / FAIR QUESTIONS

Before you
take the next step.

Is this replacing SEO?

No. SEO, useful content, accessible pages and accurate business information remain important. AI visibility looks at how your business appears inside AI-generated answers as well as traditional search. The audit helps you connect that new view to the foundations you already have.

What do AEO and GEO mean?

AEO means answer engine optimisation; GEO means generative engine optimisation. They are overlapping terms for work intended to improve how a business or its content appears in answer systems. I use “AI visibility” because the starting question is simpler: are the right people being introduced to your business?

Can’t I just ask ChatGPT myself?

Yes, and it’s a useful first look. One answer won’t tell you how you compare across platforms, specialist needs and local questions. The audit gives you a structured question set, competitor context, documented evidence and a prioritised plan rather than an isolated result.

Which AI platforms do you review?

The core set is ChatGPT, Claude, Perplexity, Gemini and Google AI Overviews, reviewed for each audit. We agree the relevant UK location before starting and record the questions, dates, systems and capture coverage. Not every question produces an AI Overview or a business recommendation.

Will this guarantee more enquiries?

No. The audit is diagnosis and planning. It doesn’t guarantee rankings, recommendations or leads. If you go on to implement the findings, visibility can be rechecked alongside relevant website visits and qualified enquiries. AI mentions alone are not proof of revenue.

What happens after the audit?

You keep the report and roadmap. I can lead the implementation in a separate 30-day Growth Sprint, or support your business as an ongoing digital lead with quarterly visibility reviews. You can also use your own team. See what happens after the audit.

Does Growth include compliance sign-off?

Growth includes a marketing and content risk review to flag claims or disclosures that need attention. It is not legal advice or regulatory approval. Any regulated content still goes through your firm’s own compliance review.

How long does it take, and what do you need?

Foundation takes 7 working days and Growth 10, starting when the question set is approved and the deposit is received. I’ll need your main location, service areas, competitor list and a contact for questions. See everything needed to start.
