A useful specialism can be difficult to see
Your firm may regularly help landlords with several properties. Yet your website might describe that work in the same short paragraph as every other buy-to-let enquiry. A prospective client cannot easily tell whether you understand the situation they want to discuss.
The commercial question is whether the public picture of your business reflects the work you want more of. Separate the questions a landlord might ask
Build a small set of questions around different stages of choosing a broker. These examples are illustrative, not recorded AI results or advice about borrowing:
- Discovery: “Which mortgage brokers work with landlords who own several rental properties?”
- Fit: “How can I find a broker with experience of limited company buy-to-let clients?”
- Comparison: “What should I look for when choosing a broker to discuss my property portfolio?”
- Next step: “What does a portfolio mortgage review with a broker involve?”
Agree which situations match your actual service. Keep brand-name checks separate. Only add a location where it reflects your market; a visitor's location is not automatically the location of their properties or preferred adviser.
Compare relevant firms using the same questions. A broad national brokerage and a local specialist may provide useful context, but they should not become interchangeable competitors simply because both mention buy-to-let.
Look for the gap behind the answer
Record the system, date, question, captured answer and cited sources. Then look at what those sources actually explain. Does your page distinguish portfolio work from a single-property enquiry? Can someone identify the adviser involved? Do relevant public profiles describe the same service?
Suppose a captured answer cites a competitor's page that clearly explains its portfolio review process, while yours only lists “buy-to-let mortgages”. That is a reason to investigate your own page. It is not proof that copying the competitor's wording will produce a citation.

Build evidence around one useful page
A dedicated portfolio section or page should earn its place by answering distinct questions. Start with what a prospective client needs to establish before contacting you:
- Who the service is for, and which situations your firm actually handles.
- The named adviser or team responsible, with accurate experience and credentials.
- What the initial review covers and what happens afterwards.
- How this service relates to your wider buy-to-let support.
- Relevant, approved evidence of work, when you have permission to share it.

An implementation brief might be to improve one portfolio page, connect it to adviser profiles and related services, align public descriptions and simplify the enquiry route. Assign an owner and review date to each action. Publishing several near-identical pages is unlikely to clarify the offer for a reader.
After changes, repeat the agreed question set under recorded conditions. Compare citations and answer accuracy separately from visits, contact clicks and qualified enquiries. Ask whether the enquiries fit your intended audience; a higher click count alone does not answer that.
